Daniel’s investment group has a long history of success in a broad array of financial matters, such as:

  • Acquisition
  • Disposition
  • Asset Management
  • Project- and Venture-Based Debt and Equity Financing
  • Credit-Based Corporate Facilities Sale/Leaseback
  • Transaction Management
  • Capital Structuring and Origination

These activities are also conducted on a limited basis for select third-party clients.

Asset Acquisition

Daniel acquires and develops projects where understandable risk and apparent market conditions create profit opportunities. Throughout the Southeast and Mid-Atlantic, Daniel has overseen a wide range of transactions.

Acquisitions are funded through a variety of venture structures:

Co-Investment Funds: Daniel typically contributes either a minority capital position or project performance guarantee in exchange for a carried interest in the venture.

Acquisition/Development Pre-Sale with Earnout: Daniel provides turn-key site acquisition, project development and lease-up services on a merchant-development basis. Daniel may assume development period risk in exchange for a performance-based incentive fee.

Joint Ventures: In 1997, Daniel formed a joint venture with Cousins Properties Incorporated (NYSE: CUZ), an Atlanta-based REIT, to focus on office development in Southeast markets. Cousins acts as manager of the joint venture, funding selected opportunities. Daniel is responsible for sourcing opportunities, development, property management and leasing of the venture projects.

Senior Housing Initiative: The investment group structured a $100 million development loan providing financing for Daniel’s development of senior housing in Alabama. In addition, through debt, sale/leaseback and tax credit financing, the investments group has arranged more than $120 million of capital for senior-living product.

Asset Disposition

Daniel provides both direct marketing and brokerage of assets through the investments group, and provides sales support for third-party institutional clients. Daniel is a licensed real estate broker in every state where we operate or own property.

In addition, Daniel performs interim property management for assets being marketed for sale, providing stabilized operations, due diligence support, and closing-documentation assistance throughout the project’s disposition.

Asset Management

Asset Management is conducted by a committee comprised of Daniel’s senior management. This committee establishes ownership strategies and business plans for each asset and conducts regular reviews comparing operating results to plan.

Debt Financing

Daniel uses project-based debt to enhance investment returns and as a source of capital to acquire additional assets. Daniel generally borrows from institutional sources and niche financing vehicles.
